Too often I see clients who become frustrated with the home buying and selling process. In my opinion, good agents will help you understand the current local market conditions and help you set realistic and expectations and attainable goals.
Even if you are not (yet!) a client working with me, here is a sneak peak of a few tips that may help in your buying and/or selling process:
Your house is special. Make a list of all the things you love about your house; make sure that list includes all of the aspects that helped you decide to buy your house. This will help your listing agent prepare marketing materials and it will help make sure that nothing is overlooked when the house is being marketed.
Every house is unique. Try to understand that just because a house down the block sold for a certain price does not mean that is what your house is worth. The good agents in your local market will help determine the best price for you house taking into account the current market conditions, recent sales in the area, what is currently available in the area, and the unique factors about your house.
Get your house seen. Make sure your house is available for buyers to come see it when they are available to come, and that all agents are invited to help sell it. The more buyers you can get into your house, the better chance you have in selling it quickly. Please note that many buyers want to work with an agent so they are educated and guided along the process; this is especially true for first time home buyers.
Only you know your needs. Create a list that includes both your wants and needs (note – there is a difference!) for your house. It is important to make sure you can verbalize what you need and want in your house so an agent can be sure to show you applicable houses
Know your budget. Decide on your price range and try to see as many houses in that range – this will give you an idea if your price range is realistic for what you are hoping to buy. Make sure to talk with a mortgage professional to help determine what your affordable price range is.
Scope the area. It is hard to focus on many areas at one time so identify the area in which you would like to live and then see as many houses as possible in that area. . Even if you fall in love with the first house you see, it’s important to be able to see and compare other houses, what they have to offer, and their prices to help you make a final decision.
